About the crew and the craft

Tracks need to be plumb, level across the header and anchored solidly to the framing. A car bump, a loose lag bolt or years of vibration can put them out, and the door pays for it with every cycle. We straighten or replace bent sections, re-anchor the brackets and check the spacing so the rollers ride without binding.

Replacing a spring is the moment to review everything it touches: cable condition, drum wear, bearing play, bracket fasteners and the set of the door in its tracks. Doing it as one job means the fix holds for years.

  1. Part 1The panels

    Garage Door Panel Replacement

The top section has developed a bend where the opener arm pulls on it. On the way up it flexes visibly, the door hesitates near the top of its travel, and daylight shows through the joint below it when the door is closed.

  2. Part 2The springs

    Torsion Spring Replacement

You heard a sharp bang from the garage, and now the opener hums for a second and gives up. The door lifts a few centimetres at most, then settles back down as if something very heavy is holding it in place.

  3. Part 3The cables

    Garage Door Cable Replacement

After years of slushy winters the cables look thinner near the bottom brackets, with rust streaks running down the door where they attach. The door still works, but the frayed wires catch your glove when you brush past.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

Every morning the door announces itself: a rattle on the way up, a grinding squeal on the way down, loud enough that the neighbours know when you leave. A spray of lubricant settled it for a day or two, then the racket came back.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

For a few days there was a grinding sound whenever the door started moving. Now the motor spins freely and the door stays exactly where it is.

Garage Door Safety Inspection. On bright afternoons the door goes down a metre, stops, and climbs back up while the light on the opener blinks.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 58 in 100 homes · older homes
  • About 58% of homes in Toronto were built in 1980 or earlier, according to the 2021 Census.Original openers in older neighbourhoods often predate photo-eye sensors and rolling-code remotes. Bringing one up to date means a quieter motor, sensors that stop the door for a child or pet, and remotes that cannot be copied from the driveway, all installed in a single visit.
  • Single-detached houses make up about 23% of homes in Toronto (2021 Census).Condo and townhouse garages are frequently used for storage as much as parking, with the door opened many times a day, and the shared walls mean vibration travels. A well-balanced door, tight hardware and a quiet opener are the upgrades residents notice most.

The questions that come up

My door is heavy insulated steel. Which rollers suit it?

A heavier door needs rollers with a load rating to match, generally ball-bearing rollers rated around seventy-five to one hundred pounds each rather than the light plastic wheels many doors ship with. It often needs long-stem rollers at the double hinges on the end stiles, and the top rollers, which travel furthest under load, deserve the sturdiest in the set. Nylon with ten or more bearings suits most insulated residential doors; very heavy or commercial-weight doors may still call for steel.

Should the track be lubricated too?

No. The track is meant to be clean and dry so the wheels roll rather than slide. Grease or spray in the raceway collects dust, sand and, in winter, salt and slush, forming a paste that grinds the wheels and can let a roller skid instead of turn. The technician cleans the track and leaves it dry; at home, a wipe with a cloth and an occasional sweep of the bottom few inches is all the track wants.

What does stem length mean and why does it matter?

The stem is the steel shaft that passes through the hinge or fixture and carries the wheel. Most residential doors use a four-inch stem through a single hinge. Heavier doors have two hinges stacked at the ends of each section, and those need a seven- or ten-inch stem so the shaft reaches through both. A short stem in a double hinge sits loose, lets the wheel lean, and is a common reason a door leaves its track. The technician counts the hinges before choosing the set.

Can a spring be adjusted rather than replaced?

A spring that is intact but has relaxed slightly can be given a little more tension, within limits, to restore balance; this is a normal adjustment on a door that has settled. A spring with a broken coil is replaced as a unit, since the wire has reached the end of its life. The technician checks the condition of the steel and recommends whichever restores a balanced, safe door.
